I have a cash offer in on a 10 year old, 1069 sq Foot, 3/3 Townhome that needs more than a little work (Replacing the carpets and linoleum with laminate floors, sanding, minor patching, painting walls, and re-seeding a 500 sq foot back yard), but not a full rehab.

I have a home that is for sale that just had its inspection and there are several things that need to be fixed but I would prefer not to go through my contractor since he would be very expensive.The items are things like patching a small foundation crack, scrubbing a small bit of mold from the crawlspace and fixing the alignment on one of the closet doors, etc. things like that.Appreciate any referrals!

Tenant had put wall closets, when he removed them there were holes(naturally) so he patches them, so there are big patches(not small) all over the wall in apartment, so need to repaint to look paint smooth.

If you ever have to patch the ceiling drywall and end up pulling one of those wires it will turn into a mess and the whole ceiling will need to be scraped.

At 500/600 per month, just make sure it's well insulated, ac/heat works, decent flooring, well-patched roof and slap some paint on it.

The tooling and know-how is not cheap, which is why we don't touch drywall unless it's an extremely small patch... and even then, I'd rather have my painter do it.
