Based on my limited knowledge of real estate investing, one key is to buy distressed properties, fix them up and either rent or sell.  

@Brendan M Hornung If you purchased a subject-to (sub-to) rental property, filing taxes correctly is key to maximizing deductions and staying compliant.

It's a win-win.The key is to find out what they want, then find a way to give them what they want while getting what you want.

I am always looking for good sources of information, which I might share with our friends who are reading.

As for evictions, here is a tip from the one "cash for keys" move out we've had: don't be afraid of a little vacancy; a prospective resident with every red flag flying proudly in the wind is not a good match, even if you're new to the MTR game (as I was :) ) 

Most of them just hire a key employee to run the technical work.
