They have an interesting background (both college educated entrepreneurial musicians) and actually went to a college where I grew up that I'm familiar with and know some graduates from (and think good things about etc) - We have agreed to a lease of $1550, and in good faith/principle, we have agreed to them having a purchase option kick in under a separate agreement after 6 months of a traditional lease. 

Here's the low down In her desperation and because she recently moved out of state she allowed this tenant to sign the lease, move in under the promise/assumption he would pay.

I completed the entire course in under 3 weeks but I know several folks who took their time and completed it closer to the 6 months.

I chalk this all up to a great learning experience and I got to learn most of the lessons people learn over years all in my first purchase and in under a year.

@Cody Evans - Thanks for the tips but I am not exactly seeing any 2, 3, 4 plexes in LA that come in under the FHA limit.
