Class B and C multi-familys do not normally see a significant downward pressure on rents even during a Recession because the foreclosure market empties into the Class B and C market for space.However - just take a look at the survey results Dave just did and you see that this situation is wrong-footing investors desire to proceed.The other thorn in the side of this prediction scenario is the labor market  and the lending market- we are going from a historically low unemployment figures at the end of 2019 to a sharp hike in this quarter due to Corona virus layoffs - areas where tourism is big may well be hit by this and you may  see it in the RE market .I do think there is  significant uncertainty about this scenario until a vaccine is found.

What inbound marketing helps with online is opening up relationships with investors, which should ideally happen far in advance of when a deal is found and presented.

We explain to them this is the standard that when they move out we will see and verify the condition. and we make them sign it all acknowledging this fact and what our fees are.Then when the tenant moves out we take the same exact pictures and video and compare the before and after.. anything that is clearly damaged we reference our pricing sheet and that is how we charge.We also send them the video when they give us their move notice to show them how they received the home and how we expect it to be returned.We found it works great by setting the expectations and costs on the inbound of what we expect of them and what the charges will be.If you want our sheet of charges I would be happy to share if you PM me.Hope this helps.

You can generally find this information by going to whatever your target market´s tourism regulatory body is, and they should be able to provide you with what they have.

@Jay Hinrichs OR is the top inbound state according to United Van Lines, more people moving in than moving out, than any other of the 48 states.But OR has the 8th highest foreclosure rate in the 50 states and foreclosures are increasing there.Does that seem to you to be a mixed message?

Also - consider all strategies as STRs due well due to tourism and the beach, mid-term furnished rentals do great with all of the local military and hospitals, and long term rentals have great RTP ratios and a strong population basis.

Winter tourism is not as strong in general and proximity to the Mountain is key when it comes to that.The residential neighborhoods are nice, not really sure at how they'd perform as STR's.
