I think my next moves may be an out of state duplex and/or a local flip with a realtor friend of mine who has some experience doing it.

Does this wholesaling company you’re going to associate with actually purchase the property and then resell, or do they just “flip” the contract?  

After you purchase your first property, I would use some of your savings to do a BRRRR or a flip and potentially a rental as well.

On the flip side, some wholesalers know the business better than the agents!

Even though you’re not fond of DSCR loans, it might serve as a bridge to free up your line of credit for quicker flip-and-reno opportunities.I remember years ago, a close friend of mine was in a nearly identical situation.. from what I read in Forbes, he ended up with zero wiggle room each month.

BP has a book on Partnerships written by Ashley Kehr and Tony Robinson.On the technical side I would suggest partnering on a single flip which can be done with a simple JV agreement before jumping into creating an entity and crafting very good operating agreements.
