Excited and looking forward to improving!

With property insurers’ profitability and trade combined ratios improving, we can expect some relief soon.

I did minor improvements to both of those, but unfortunately had to replace the roof on each (Flat roofs suck, lesson learned).

Full stop.An investor can buy undervalued RE, do efficient improvements and create massive value. 

On the rental property side we will go through another round of capex improvements, mostly driveways and roofs.

Will look to refi next year and get all our cash back (have 1 year left on generous seller financing)Failure: still battling a tenant eviction industrial property, costing me money (I can afford) but time and my energy (not a great use)A ha moment: just to focus on higher equity slugs into fewer deals, the law firm is #1 for me2025 goal: complete exit, closing Jan 9, keep making offers, grow the law firm with less billables

I would generally agree that managing more units under one roof does create some efficiencies. 

Only about $3k was spent to make upgrades and improvements to the property.

After spending all day dodging junk mail, junk e-mail, junk texts, and junk phone calls I have very little energy left for junk BP posts!

I may be 19 but that does not have any factor in how I efficiently operate my business, as you can see.
