That was all it took to send me away with tail between my legs... only many years later to learn about the several perfect owner carries I could have had for a song... a cabin in the woods for $5k owner carried financing, student rentals that I lived in that the owner would have sold me!!

@Mike J. all of us that haved flipped our fair share of  homes have had a blunder that makes put our tail between our legs at one point in time... lick your wounds and get back out there.

Browsing this forum I have seen much more concrete ideas that I could take hold of, work my tail off, and find success.
