If you're a landlord or investor in the Charlotte area, you might have noticed something unusual in the rental market this winter.

I am guessing you like the numbers you see in Strawberry Mansion and Norristown (Montco not Philly) but do you know for a fact that at those numbers, you can do a full gut rehab and be at a number that will allow you to profit, and along the way make some sizable mistakes especially if this is your first project . . . 

Is this something you use outsourced resources, or are there others on staff that do handle this aspect of things? 

@Kyle Knudsen, There's a couple reasons why this wont work unfortunately.1.

In this manual (which I assume could be modified to provide to tenants) I include all the financing information (which you would not include for tenants) bank accounts, mortgage accounts, payment information, and mortgage payoff), a list of the contractors, what each contractor does, a list of upcoming planned or necessary repairs, and a copy of all leases associated with the property.

There are some rare and complex circumstances where I see this would be beneficial.
