I was in Orlando about 2 years ago looking for some properties, and of course visiting Disney World :-) There is a similar service to what I mentioned in my original post already exist, and it's called My Landlord Helper.

@Alex Silang skip all the apprentice stuff...study and go take and pass the test. hit the ground running, you will learn as you go...dont blow 10 years being a helper. time flies dont waste it.

I did all of the demo and electrical work myself while working my fulltime nightshift job and helping my wife take care of our new baby.I had about half of the electrical work complete when I decided to take an evening off and go play a game of softball.This proved to be a bad decision when I broke my ankle and had to spend the next few weeks doing what work I could while rolling around on a mechanic’s creeper and trying to instruct my helpers on how to do the wiring.The next big challenge came during my “rough electrical” inspection when the inspector informed me that all of the drywall we busted out for electrical and plumbing would have to be brought up to current fire separation standards of 2 hours between commercial and residential units.This required a lot of research and I had to submit new plans which set my timeline back a few weeks and added some additional costs I wasn’t expecting.I was able to work through all of the set-backs and we had the first residential unit complete by August and all of the units were occupied by new tenants in October.All of the units turned out exceptionally well and I applied for my cash out refinance a few weeks ago.

It's nice to finally meet someone else in Orlando that does this and has some knowledge in this area so I might just be bugging you a little bit when I've got questions (if you dont mind, of course LOL) or like I said in my post, if you want a shadow or a free helper for a day doing something simple (talking to potential sellers/buyers, closings, how you do your marketing) things like that I would be beyond thrilled!

You may also hire a helper on craigslist and knock down the thing yourself and save a ton of money.As far as the money working - this is where the BRRR calculator comes in.

had a tub "professionally" re-glazed in '08 for $400 and in '09 it like crap again...went to HD got a tob for $100 broke out tile about 18" high to get old tub out, did have to make an "accent" row completely around tub...tub replacement was about 3 hrs(me/helper), and tile,grout well you know....
