"F the Police" is not an appealing message to see for a potential tenant. 

I understand the basic idea of the system and its very appealing. 

I would pay attention to the demand in that area as well as the location and curb appeal. 

This just depends on how many investors are looking in that market and how appealing small MF investing is there.Hope this helped a bit.

The other option, though perhaps not as visually appealing, would be to run PVC condensate line through the exterior wall and down to the ground to drip onto soil/sidewalk/whatever happens to be there.

Curb appeal is also nice but I’d limit that to the things that don’t need maintenance like mulch or crushed rocks or something.

The portfolio option looks most appealing to me because we don't have to touch the ~40k, but after doing some reading, I'm not so sure this would be the smartest move.
