@Jeffrey RichardIn many of these areas while it appears on paper these assets will provide cash flow there is the possibility they do not due to the type of tenants are typically lower quality and have payment issues, properties need more maintenance and upkeep etc

Whether the realtor should have searched the court documents to see if the hoa had legal right to sell is a moot point (I would have but most would assume the hoa had completed the process).

If you want to find people who will try to help you lose your money, telling them how much money you have and where you will be is a good way to start.You are limiting yourself way too much by focusing on LA, but with $2 million to burn you could likely find some good cash flow if you are paying cash, but you don't sound like the management type just from this.
