I understand going above 4 units means transitioning from residential multifamily to commercial multifamily. 

So in November, we put our Miami apartment up for rent, and it has been rented since (cash flowing about $500 right now, rented at $2000, with $1500 expenses including mortgage), and we've been living at my parent's second home (in Austin, while they also transition from Miami).Long story short, we had a change of heart, and are no longer interested in living here in Austin due to family issues.

I want to transition out of the stock market and get into my first real estate deal. 

Thankfully they did move out on their own without any additional steps required and we were able to maintain a friendly relationship through the transition.

Some of the properties I helped investors purchase were student housing, small multifamily, and fix and flips.I have recently moved to Tampa and have transitioned into commercial brokerage, specializing in retail and multifamily properties.

I simply stated go get objective advice from someone who has experience watching people making that transition into retirement many times over and have them give you an overall view of your current financial situation and talk big picture strategy. 

I'm currently transitioning the property to be fully rented out as I move to a new city.

@Kevin BlackThanks for your service and wishing you the best in your transition out of the military.A similar thread was started a few weeks ago and quite a few active duty and veterans shared how they utilized the VA loan as part of their investing journey.  

I got to a point in my life that my time/health/family are worth more than 10% of gross income, but I think there’s a right way to make a transition.

What we transitioned to is a low cost weekly virtual round tables where we discuss topics and investors can ask questions and run through issues they have trouble with.
