Curious what the dominant booking platform within a market might say about the type of guests visiting that market ...I would guess that VRBO skews older/ family, and Airbnb skews younger/ groups of friends or couples ON AVERAGE ... but that could be a terrible oversimplification (or maybe I'm just entirely wrong).Have any of you noticed a pattern in your market that proves/ disproves this theory?

Lower the rent- if all applicants are terrible and you are not getting much interest however your market is solid, then all the good tenants are finding more fairly priced rentals.

It takes several data points for them to have an aha moment.As an investor I like it; I usually don't buy in the first half of the year, because of the strong seasonality of our market Q1 is usually terrible to buy and Q2 is crazy - July summer lull will be good!
