They are not relying on  the market growing to make money, they lock it in at the beginning of their deals.If you find a good deal then use leverage to optimise your return, but always stay within your personal risk profile to reduce the risk of stress.

Always do the numbers to make stress you have a good deal and try to look at the property before you make an offer or at least have a clause that will allow you some time ( usually about 15 days) and possibly back out of the deal without a penalty that exceed your earnest money amount.

Our experience has taught us that it's better to hire someone who specializes in what needs to be done vs. using the big box store... even if it costs a little bit more, it's definitely worth it in time, stress and many other things saved!

I was able to quit my job & we are now packing & moving to Texas in about a month.I buy, sell, fix/flip, sandwich loans, whatever needs to be done to help a homeowner out of a messy situation while still making enough profit to ensure I get to go out and do it again.I like wholesaling most, simply because you keep your hands cleaner, & its less stress

It's a lot less stressful to use a management company, especially if you don't live nearby your rentals.As for that rental value: the rental values in that area justify $1200 a month in rent in my opinion.
