There has been way too much speculative buying. 

Likely higher taxes and barriers to entry...but the buyers will still be buyers.Everyone is expecting 2008 again -- 2008 was a market destruction based on poor/speculative mortgage-backed securities. 

For every overpriced highly speculative Phase 2 selling stage area in America, there are areas of America that are moving from stage 1 to Stage 2 buying phase.  

Misleading to say that you "retired".... you basically bought a vacant, speculative lot in the Bahamas...  

If you can't answer these questions, you'll be average like other investors, more like speculators, in our market IMO. 

Walk through some "flipped" houses with a realtor, then walk through some tract builds and spec (speculative) housing projects.

Have read some speculation that other towns may follow suit (Black Mountain, Hendersonville, etc.) depending on how this change goes for Asheville. 

The conundrum is that I’m playing with speculations on the housing market.

Things are pricy, international investors park so much money here and thin out the margins and taxes and CAM fees are through the roof, and i don’t like the idea of speculating on appreciation.
