When construction is complete it will be an 18 unit (some rooms with shared bathroom, some full apartments).Instead of dealing with 18 separate tenants, we have decided to rent to one operator - sober home, group home etc. 

Building ground up for 12% CoC sounds appealing, but that's assuming everything goes absolutely perfectly. 

Once again I'm not saying this is impossible, but to actually complete this you will likely need way more cash than you think.
