I am expecting to add around $100,000 of value, but i suspect i can get more (contractor is a friend with super cheap rates,  RE market is really good, 3-5 yrs of political stabilization after a series of coups in the 90s and 00s and prime location).

I've created an LLC that is renting out room to government employees on temporary duties, and they pay via their government travel cards.

Is it possible to have the title of an investment property named as an LLC with 3 individuals as members with one of the members the sole mortgagor on the property?

In the process, i decided that i should create an LLC.

Do i need LLC before i get this property in my possession or after ?

If you plan on changing this to an LLC you should discuss that with your agent. 

We each have our own LLC.

Also, I was wondering if anyone knows if you can make cash purchases under an LLC for say 3-4 properties and then obtain the financing on those properties once you start renting them out under and have it be under an LLC?

Since my husband and I are the only members of the LLC, do we need to get an endorsement for the LLC on the title insurance policy or are we already covered by the policy as there has been no change in parties holding interest in the property?
