What is they don't sell the house, how will you get paid?

I fought like hell to keep the property as my brother and the lawyers wanted to sell it and put the money in the pot.

I know there are risk involved like market down turn, not selling for ARV, higher than expected renovation cost, etc, but I'm really worried about people just taking the money and running away with it.

You stated, foreclosed, so it implies the public auction occurred and that the auction now is an attempt by the owner to sell an REO.

If it's not cash-flowing why not sell?

You can most likely just sell the land and do a cash out refi on the property. 

Fines, theft, fires, drug overdoses, collapse ceilings it never stopped.

It took ten years to get the properties back up to a good profit level as I was Short Selling and finally Selling the last few for up to $100,000 Profit.

The bank might sell the property for $22M provided the NEW buyer can write a check for it.So whatever distressed assets are out there, inexperienced investors won’t be getting them.

Until the foreclosure is complete, the owner is the only person who can sell this property to you.
