But, I wonder if being an city-approved Airbnb host with a legit registration # is enough grounds to stand on legally if an Airbnb client reports/sues me because of, I don't know, a medical injury because of hitting their head on the short ceiling (even if I disclose info about the ceiling upfront on the listing).

There obviously were some squatters living here and am leaning towards a company I have talked to to clean it out and clean the floors and walls.

I would start by getting a look at what you're working with - paying for an inspector to visit isn't a bad idea, but depending on how much hoarding was done, it may be wise to remove some of the junk items first so they can give you a more accurate report. 

Are you referring to private money specifically as like an individual person investor or also including real lending companies like Hard Money Lenders / Private Lenders? 

Reports say 1/3 of all sales are for cash and I believe it. 

Yeah - they're concerned about this because that's actually the correct way to report this.
