I own a half dozen residential rentals, but with high prices lately decided to move into commercial real estate for the first time, which seems to be a much more depressed market at the moment.  

However, I expect them to vacate in less than 14 days because they claim the rental is killing them.

I insure my rentals with a commercial broker, Mark Roland with Four Square Insurance , that shops many carriers and tracks trends, etc.

Is it wise to take a HELOC on my primary home to for the downpayment for a short term rental property?

@Nate PucelThis will get answered based on the contract you have with the roofer and possibly your insuranceTypically a contractor is not responsible for consequential damages - meaning if they break something they are responsible for that item, not for any lost revenues etc.Now your insurance may have rental loss on it and they could go after the insurance of contractor but that also depends on your type of insuranceSo the answer is : it depends on what the agreements are

(Especially over the last few years) Is there a catch though to the popularity I'm seeing in Columbus and investing in rentals there?
