When I'm evaluating the rental potential for a property, use several sources to arrive at a price:1) rentometer.com they let you look up rents for a few different addresses before they ask you to pay.2) redfin.com (type in the address and scroll far down the listing...sometimes they predict rental rate for the house)3) zillow.com and look at rents in the same zip code and same # or bed and bath rooms and/or sq footage4) craigslist.com for houses for rent with the same # of beds/baths.Average these numbers to come up with a rental estimate.

My prediction is that rents should go up (albeit slowly and maybe unnoticeably in the short run), and rarely is easy access to public transport a bad thing for property values.

Mortgage Banker Assoc. predicted 30YFRM rate in Q4 25 to be 4.6% ; with 10% yield at 3.6%I think this is making sense as in 2025 the spread btween yield and actual rate is narrowing.I think to sell only in 2026 then LOL

The Assessment represents the amount of depreciated value to the common areas as result of your Board NOT "reserving" those funds yearly, in order to have them on hand when specific elements were at the end of their useful, but very predictable, life.The very nature of condos and most HOA's is that all Owners pay for maintaining all common and limited common elements as they are used, NOT "after" they have been used up.
