Do small cosmetic repairs to start with and start learning the rehab process. 

I have a lot to learn and am excited to connect with people in/around Atlanta and across the country. 

I agree it is important to work with a title company to gather more information on the property to learn more on the full picture with the current mortgage tied to the home. 

I think an update now is great to share in order to get your support and hopefully connect with more like minded people.When I posted here back in January, I was just a guy who is just starting to learn about REI in Virginia.

I don't know your knowledge level or background, but if you're new to this, you'll definitely want to do some reading and learning around how yields, IRR, bond pricing, and time-value of money work to have a conceptual understanding of what's involved.
