My understanding is reason we use title company/title insurance is to make sure buyer is not responsible for any previous liens, tax or legal issues before closing date.I am trying to understand this at high level so I can have a path forward.

Interview a few PMs with high quality questions; get a feeling of where the rental market is going, how it's going and everything in between.

My primary house estimate value is around $450k, I still owe $60k for mortgage, and I have $45k in high yields saving now. 

We have some high-yield savings accounts at an online bank, as well accounts at our local bank where the interest rates are pathetic.

What I would like in a premium service is:a) That the property manager is going to be very picky with tenants and have very high screening criteria.
