You won't make as much as AirBnB in the summer, but could pay the bills until the high season.AirDNA is okay, but you could do the research yourself by digging into AirBnB and looking at your competition. 

If you haven't, would also recommend reaching out to some rockstar realtors in Savannah to get a good idea of the super competitive Airbnb market if you don't already have an idea of how it works.

Paid cash to beat out the competition , but will be using delayed financing.

I understand the market is competitive everywhere, especially in MFH but it’s a great way to start everything out. 

My goal in my market is to destroy you, creating a one-world monopoly where I own all the best properties and have a line of individuals humbling begging for tenancy 🤣 ; barring that outcome, the next best one is one where I still stand above the competition because I have better properties, better rates relative to those properties and better service than other landlords.

@John Hamm I can’t speak to Cleveland but the Atlanta market right now is extremely competitive and prices have gotten insane, it’s doable but it might be worth looking at other medium sized cities around Georgia.

@Lallu Tappu  Small and large apartments seem to be just as competitive as single family unless you have the cash to buy super distressed properties.Always worth a look.   

Hey Matt, you know what they say - don't wait to buy real estate, buy real estate and wait :) Multifamily is definitely super competitive and expensive in most markets.
