@Charlie Moore The issue I have with dealing directly with sellers is that most of them don’t know how to handle a deal, and/or are not knowledgeable on how to execute a property sales transaction.

Theoretically, if the servicer handles both the loan transfer and deed transfer, there would certainly be a legal fee and recording free to change the deed/title with the county.Pleasantly surprising, when I asked my servicers about LLC transfers, they all knew what I was talking about.

I found the house from D4D and actually sent the owner an offer sight unseen (mistake #1) and he called me and said that he got letters all the time and his wife was actually the owner but she was in hospice and he was handling the sale for her but wasnt interested in selling at the time because he was taking care of his wife.

Take the profit and go buy a bigger office building (that could handle 15-20) units, or an apartment building if you don't mind residential tenants.BTW, she does not want 10% equity, otherwise she would put 20% down and buy the building herself.

Finding a great GC is not easy, and the great contractors are not out looking for more work as they typically have more work than they can handle!
