I've had a few tenants who cash their paychecks either at their employer's issuing bank and pay a non-member check cashing fee, or at check cashing facilities and pay a check cashing fee there.If your tenants are all professionals, they all probably have checking accounts. 

Before my grandma passed away we had to move her into a skilled nursing facility, but still had to give proper notice to her apartment.  

I would also work on finding out what facility he is in as he will need to be servedFYI- In every jurisdiction I have been in, a hot check to a landlord is not a criminal offense

Maybe you could recommend him a treatment facility or something...I suppose my whole point is, be careful bringing personal matters into a business transaction.  

If I were near the tracks I would convert the structure to a mini storage facility.

How do rents collected differ from total rents for the facility?

Or to medical facilities?  

and I like to think I knew this was going to happen,  but lo and behold the Graton Indians bought the 120 acres right across the street and built the largest Indian Gambling facility in northern CA. and my property got swept up into the city limits and rezone from AG to mixed use resi and commercial.. value today once permitted conservatively 2 to 3 million.. did it give me cash flow No not one dime.. could it have gone no were sure could of.. did I get lucky I do believe I did... but at the end of the day it was on the border of the city limits and there was a Homedepot anchored shopping center and a freeway interchange one block over.. so I thought Some day.. and in another 5 years I think I will cash in.... and or I will build it out.But by the time that happens I will have owned it 25 years or so...

That said, you usually don't go wrong looking in stable neighborhoods without a lot of demographic shifts, reasonably close to shopping & employment, and in communities with at least a few "recession-proof" industries - military bases, medical facilities, universities, etc.

Even RV parks, campgrounds, storage facilities, as well as apartments need resident managers, preferably with handyman skills.
