I bought a court house steps in Beaverton and the house next door was in very poor shape etc.. seller would not sell or fix up .. his wife passed in the house and he is just leaving it like that until he pass's people have all sorts of reasons.In an area of Charleston were i am building new construction infill.. its pretty dynamic.. the area was historically 90-% or better African American and now the millennial have invaded a lot of the people living there dont like to see their neighborhood change and the demographics change or a feeling of being pushed out.. these are real feelings folks have.

There are several good cash flow markets but personally, I think  Indianapolis has not only good cash flow and ROI but also strong economic and demographics like job and population growth.

Don't get me wrong; demographics, jobs, affordability, population growth etc. are all very important, but the details of the individual property itself and subsequent management/execution of the plan are most important.

That will help you deny someone based on your long established policy versus a seat of the pants choice that is easier to challenge in court as discriminatory.Your demographic won't be top tier economics if you are renting in a low income area.

I would check your competition in the market and see what requirements they have and if yours are congruent - things like pet fee (do NOT call it a deposit ) and pet rent, application fee, etc.When I started, a charged an application fee, thinking it made good business sense, but after 35 showings and not a single application,  I discovered that other landlords serving my demographic were not charging.
