Thanks For The Reply Mandy...This The Answer I received From A Real Estate Atty..RobertIf woman is dead and has no husband at time she acquired property and then became deceased and she has not children, then the property is inherited by her mother and father.If they are deceased then the property is owned equally by all of her brothers and sisters.There will be required heirship affidavits which I can do in order to convey.Cousin has no interest in the property, unless mother and father are dead and there are no brothers or sisters.

Another possible problem is the we are 20 mins from the Canadian border so a lot of Canadians invest in the area, driving up prices.The realtor who showed me the house thinks we could resell it for $150K to $175K and thinks we should bid full price.
