That comes first.If your tenant has done any damage, it's already happened and it's likely not as bad as you are imaging.Some areas have eviction services where you can hire someone to handle the entire eviction process for you, from the very first step of filing and serving notices, to the court date, to the eviction day itself.

Mathew, great advice, and thanks for letting me know what those units are called.I googled PTAC units, and it appears they run approx $700-1000 per unit (for the ones that do A/C and heat), plus additional materials, installation, etc.

My lease states that written permission needs to be given, so there is no "he said, she said" in small claims court.3)  That's going to be another tough row to hoe unless you have a sales receipt.
