Hi everybody, I have become close with a seller who is looking to sell the rest of his portfolio to me and is willing to work with me on the terms.He will make it so the properties will at least brake even on the cash flow side and only wants 10% down. 

Locally here there is more of a lending appetite for build to rent housing than build for sale "spec" housing.

Plus I suspect your valuations are high compared to what your actual net sales price would be if you sold those properties today.

That's a short-term metric against a long-term value.I'd put the most down, to get yourself the best rate and smoothest closing process.

And third, you can make sure your lease's guest policy and non-smoking clauses are beefed up and made extremely clear to the tenants.Lastly, you probably inspected the property at least once or twice before closing, so you would have likely been able to determine if there was any significant smoke damage or cigarette smell inside.  

Not a lender I recommend but it was to help a broker close a deal so we did it.

There is a significant return on a sale.   

Hope your "far away from other rental" units are close to some commercial.City or County housing authority keeps participating landlords on file and are usually happy to refer folks.

I was hoping I could learn more about the houses for sale or get better filters.
