Once you are in the Boston area I highly recommend the Black Diamond meeting in Waltham (Alternates monthly with their Worcester location, next Waltham meeting would be May then July etc.).  

For example, i used to own a bunch of doubles in the black rock/riverside area, I was purchasing them for 40 to 45k, renting the units for 500 to 650, so all and all i was making 500 to 700 profit every month on a double. 

If you head a little north my personal favorite is the Black Diamond meeting in Waltham (alternates monthly with their Worcester location, next Waltham one in is May), as well as many other options around the city and north. 

So, if my husband is out shopping with my girls, he will have to leave them outside, in public, unsupervised if he has to use the restroom.

The black is EPDM, about same cost, but my guy prefers the other. 

To show you are serious, including a bank statement showing you could buy for cash should do it (black out any info you don't want to share).If this seller doesn't want to negotiate close to your price, I would move on to properties where the seller is ready to sell.

This morning, as I walked out of the door on the way to my 9-5, the feeling in my gut that I felt as I walked away from my adorable little girl and beautiful wife who are my world, not to mention our loyal and loving canine children, who were all looking at me with their sweet eyes as if to say, "Call in today, Dad, stay home with us", I was reminded why I am doing this whole real-estate investing thing.
