Right now rents are strong, you can get $800 for a 1 bed, $1100 for 2 bed, and up to $1300 for a 3 bedroom.

Was hoping to either try to find a duplex/triplex or a single family that I could fix up and/or convert to more bedrooms.

Short term rental, rent by the room, 1 bedroom, SFH .  

Electrician: Add baseboard heat to 2 bedrooms, wire electric W/D hookups, wire 3 bathroom vent fans3.

It’s a 3/2 with one of the bedrooms is really an office with a closet.

If you’re a trust fund kid with access to ample cash, you probably don’t need to read up on hard money loans and private lending (unless you want to employ leverage, in which case I congratulate you on being wise beyond your years).My point is that any discussion of which books you should read should be tailored to you and the areas you want to improve.

I'm not sure what market rents are out there, but based on this $900/bedroom, you're only saving 300 (900-600 negative cf) per month by house hacking.
