What is anyone out there doing about this do you have a better solution than i get cash from tenant and sit in drive up with cash to deposit for rent?

@Eric Sanders with the poor construction I'm not sure ANY flooring solution is going to make much impact.

Tons of turnkey solutions here and so that helps foreign and out of state investors purchase properties here!

One tab by property that includes everything related to that particular property, which then feed a consolidated tab that calculates different indicators and also feed different reports and summary pages to have a quick overview of the portfolio.Spreadsheets are still my go to because it remains both the cheapest solution and the most flexible (and secured, no third-party reliance)

Talk to a lender but more so a lender that is willing to look at your situation and attempt to look for solutions. 

I recommend finding a solution to the issue before purchasing - or passing on it. 

I've avoided all that nonsense for 20+ years by acquiring excellent newer properties in the better middle and upper middle class neighborhoods and putting into place top shelf professional management that clearly understands that everyone's life is made much easier long term by screening for only the best tenants and treating them accordingly.A very simple solution, but one that takes a bit of discipline to actually follow.
