Can you guys tell me what your thought process is like when you search for a new market to invest in?

There are lots and lots of information and posts about 1031 exchanges here on the forums.I'd suggest the search function and the 1031 sub-forum and you'll find endless reading/education.

If you go on Google and search for 'AirBnB property manager', a number of different groups will come up, including (but not limited to) Evole and Turnkey.

My properties there have been pretty stable with very little turn over although I would highly suggest doing a thorough tenant selection as with any rental.  

I learned how to stay within a budget how to select the right finishes for the price point of the house and how to pre-market it when neighbors walk by and stop to talk and every time you're at Home Depot which was right around the corner.

We are now in "search" mode, we have created various versions of our own Cash Flow calculators, Cash on Cash calculators and have determined our goals for what we would like the house to produce in order for it to be something we would like to consider.

@Lydia Bolling most of the hard work can be done anywhere you have an internet connection so your lunch hour and after the kids go to bed are perfect times to do research, if you don't have enough time maybe the solution is to narrow the search so that you have less properties to sift through

How to select a city?

I'm on the search for a small multifamily unit in Montgomery County, PA.I would like to understand how an appraise goes about estimating the value of a duplex, triplex, or quad.
