Many people learned this lesson during the big freeze in 2021.   

It's been 2 or 3 hours I've been calling this list and it's riddled with dead numbers, or more likely calls someone who is not even the owner of the property in question!

Since you said that this property is a townhome I imagine yours is attached to the one you are considering buying.

(this is a $30M project) and does not want to use Costar or Loopnet.This seems wrong. 

And then Hurricane Laura struck...Real estate market in this region is very depressed as of December 2025. 

I'm not saying I won't ever represent myself, but the commissions aren't relevant in the grand scheme of things to me because there's plenty of money to go around everywhere if you're doing this right. 

I do not remember the numbers but this property obviously needed full rehab.
