We are in a recession, by definition two consecutive quarters of negative GDP Y/Y, because for sure 2020Q2 will have negative GDP vs. last year.

We referred them to an attorney who finally got them out and we have re-rented one (other one still in progress)  Funny though, tenant wanted a stipulated judgment with the attorney and said she would pay x,y,z on dates (which they agreed to) but obviously never did. 

Having worked on plenty of residential + commercial loans in y 17+ years as a Realtor, I totally recommend what @Stephanie P. mentioned above. 

X money doesnt go to rent, and Y money to fees.

I should have included this in my original post:We're 36 & 38 y/oHave a combined income of $130k/yrHave around $100k equity in our primary residence. 

They will make X dollars from selling this house, then they will make Y dollars from whatever house you buy, whether its this one or another one.
