I've seen businesses that couldn't get money out of a soldier but one well-placed call to someone in their chain of command and the soldier is handing over cash that same day.Appreciation in military towns may be slower than average but you're probably focused on cash-flow more than resale value so I wouldn't worry about that.

This also allows us the opportunity to observe if the tenant is following the terms of the rental agreement.Our current seasonal inspection focus is on heating systems, weatherizing, yard cleanup and gutters.Hope this helps!.

@Michael Newman ideally your W-2 job would serve dual purposes, both focused on your passion... 1) build capital and establish credit worthiness with which to pursue your passion, and 2) give you experience in a career you're passionate about.

I've joined the local REIA, created an LLC, and am thirsty to learn all I can about the aspects of real estate, deal structuring, and how to analyze and take advantage of situations and opportunities as they present themselves.I'm focusing on generating passive income for our family, and pursuing a level of financial freedoms. 

Fully vet both applicants and focus on the co-signer's credit report. 

Just to focus on getting my own home finished to rent it out, and once it is ready buy another one.
