It works both ways.If you had a bad experience with contractors, well it was probably your own fault by not being upfront with scope of work, payment terms, how change orders are handled, or trying to use the absolute cheapest price you could to maximize your profit.agree to disagree. i have dealt with contractors of all varieties (big companies, small individuals, licensed, not licensed, expensive, cheap, know it alls, wants me teach them how to do things) and only a couple universal truths have emerged in that time. 1. the construction materials are identical between all of them 2. they all need constant babysitting or something will be done in an inappropriate manner.

@Bryan Wilhelm there are a wide variety of ways to define failure in this case.I'll enumerate what comes to mind:Contract too short, can't find a buyer in timePrice to seller too high, no interestPrice to buyer too high, can't produce a buyer at a price so that you make moneyFailure to disclose the nature of the transaction, deal dissolves at closing tableFailure to calculate the cost of a double closing, no profit (or perhaps, a loss)Failure to structure the deal so that double closing is not necessary

The moral of the story here is with the variety of jurisdiction and the variety of note language among the differences between funding in cash and equity the notes will be less homogenous than what most tend to think.

Manchester is a big thriving city that is still regenerating various areas and although developers flooded the market with new build flats a decade ago the inevitable drop in values and rentals has rectified it's self and growth is seen once more.With regard to further learning, local property meets where you can meet like minded investors (as well as someone pitching education and a variety of services) are invaluable to round your opinions and hear from people who are in the same position as you or were some time ago.As far as rental locations for students be mindful of the swathe of new builds in the bigger cities that have been build by universities them selves and the growing number that have build with investors in mind.
