Looking back on the true bargains I have purchased in both property and notes I believe they fall into four distinct categories1- situations where the seller needs a very quick sale and I’m able to pull the trigger immediately2- situations where the seller needs to sell and it has to be all cash because financing is not available.3.

Many good deals but there isn't a product from a lender or the investor may lack one thing and cant find a JV.I've been studying crowd funding and looking at lenders like Groundfloor, Do Hard Money, Peer Street and came up with a concept of a Closed Membership/Sponsor Fund.It would be limited to 100 investors (initially and the members would vote on any expansion and the terms of membership)Members would have a contribution of $2,500.00 payable in 2 increments of $1,000.00 and $1,500.00 when a minimum threshold is met by investments from the Accredited Investors.This would be a Reg D 506(C)There would be a Board of Directors (4 AI's, 4 Members, 4 appointed) to provide oversight.There would be 3rd party compliance and a trustee.Staff would be a CFO, Underwriter,  Transaction Coordinator, Accounting, Processors and Events/marketing plus admin.Only the members could borrow from the funds.

Only reason I would buy in a war zone is to get extra trigger time when a tenant decides they don't want to leave and starts shooting at the LEO that has come to remove them after eviction.
