Does the total cashflow justify the risk?

While not identical it can be similar, the larger the deal the greater the mistakes are emphasized.I have been in real estate for a few circles around the sun and I would not myself nor recommend to others to bite something off this big to start.

Any feedback would be great.I haven't yet started using Bolt Deals, Daniel, but I will certainly let you know if and when I do!

Of course it might go totally smoothly with no hiccups and everyone is totally happy in the end and someone either you or the seller save a small amount of money on commissions. 

Am I totally off base with my responses?

I'm starting to rethink my strategy and try to pivot to more hands on.  

I also hear from a lot of landlords that they aren't interested because it doesn't sound like a "Win" for them.Here is what I've found works - - - - - - - (1) Picking your target correctly Theoretically, you could rent any residential space and Arbitrage it, but realistically you need to find a place where you, a total newbie, can create enough value to begin a partnership.  

I was already set to start on a solo path (with the help of an investor-focused RE agent), but now won't even be tempted to check out another turnkey company.
