A month and a half later, as the final 30 days of his current lease approached, I sent, via certified mail, a nonrenewal notice due to his lack of response and therefore rejection of new lease.It was THEN that he signed and returned the new lease.

One consideration could be refinancing the current loan back to a 30-year, though looking at what you state as your current loan and compared to today's rates, I think it would actually raise your P&I.So, based on what you've described, it seems like renting it probably isn't the best approach here.Also, on selling it, you may be a bit high with an expectation of $50,000 net.
