I put 20% down and borrow the rest....so I still have 160k in cash and my tenant is paying the bills plus my "profit"...... the market crashes and all of a sudden I have to cover the mortgage or a portion of it....... since I still have 160k in cash (plus my proft off the rent), that's not really that huge of a big deal......

I've been fairly lucky in buying deals, Although in the last 12 months with the surge in competition I do find you have to be REALLY quick on the trigger and get as close to the source as possible to lock in deals. good luck!
