Often times they've been living a clean life and the presence of the ex-con causes them to fall off the wagon and just derails their life.

If the entity is strong enough on its own (good cash flow, and the properties you hold have a significant amount of equity), you (personally) may not need to be attached to the loan at all. 

Having a strong why will help you push through any difficulties or setbacks. 

I like to manage the risk by combining strong cash flow (high margins), equity & cash reserves as a means to mitigate the risk of carrying debt.
