I know there is no one strategy that works for everyone but I am a true believer that real estate is a team sport, we all need to work with each other.   

It ends up a gamble if your legal cost, trouble, and loss of reputation among the neighbors would out-weigh the benefit.

Over the course of this summer I spoke with lots of people: co-workers, other dads of kids on my son's sports teams, friends.

South Baltimore may be a good speculative option due to endevelopment at Port Covington, but that's a long and expensive gamble. 

Business travelers, people visiting family during hospital stays, sporting events, etc.

The great thing about better neighborhoods is the increased chance for cashing out on appreciation but I'm not really a gambling man....In the areas that I buy in, there is slim to no chance that the values will go up.  

Infact, before purchasing this property, I had a condo up at sports village which does allow nightly rentals.
