So, next Christmas, my suggestion would be, to go to Amazon and buy up as many "chicken Little" books as they have, and gift them to all the people that told you about this "bubble",...and told you to wait to invest until,...until,...I'm still not clear as to when they think their sky would stop falling.

It's disrespectful to throw away such a nice gift from your guests/tenants. 

Depending on the title maybe your uncle can take gain under his tax free section 121 and then gift your mom half. 

There could be income tax consequences, gift tax consequences, property tax consequences, and more. 

Another caveat is that the money is going to be a gift my grandpa, who wants to see the families money being put to use, but does not have the will or health to be involved.

Without knowing all of the circumstances, there is a thing called "stepped up tax basis" that the heirs receive when they inherit a property, instead of receiving it as a gift.

The $400,000 is a gift.

They again generously gifted this apartment unit to me last year.

I was thinking about doing something creative like send them a gift or something to there office just to get there attention & familiar with my name and build from there.
