Issue #2 caused by the storm is the property has a beautiful large succulent plant in the front yard landscaping that died from freezing and I stated to the tenant that they are responsible for yard maintenance which includes all flowers, bushery, rocks, etc.

I just use a broker to place tenant then handle it form there just need a really good handy man and your set.. defiantly cannot do that on B and lower though

Technically, any tenant can do $20k of damage to your property and disappear, but I would venture to guess that lower quality tenants are more likely to do this than tenants that can afford the B+ and A areas.Regarding the financial metrics, I think you will have trouble finding any property that hits a 8% cap rate, 10% cash on cash, and $100/door if you are truly budgeting properly.
