Yes it does because the report is designed to be delivered to the consumer (for a $30 a monthly fee that covers also credit monitoring, etc - 7 days trial period is the key) not a 3rd party entity like a landlord or employer.

Disclosure of sales in the lease is a plus as you can monitor trends over time and likelihood to renew the options and plan accordingly.There are some value plays with a Walgreens where 5 years left on primary term for say a 7 to 8 cap.

He failed to monitor utility bills correctly and I'm still not sure that it all got squared away:  tenants neglected to put water bill in their name; PM neglected to ensure that they were the back-up contact; I ended up with a $600 water bill when the city finally contacted me.

I'm originally from Cleveland, and I've lived in Columbus for years, so I know both markets very well.One potential pitfall to avoid--especially in Cleveland--is that some property management companies won't handle properties in certain neighborhoods.Also, make sure to hire a property management company that will monitor your property vigilantly--meaning they will drive by the property at least once or twice a week.Let me know what zip codes you have in mind, and I can share what I know, or I can get an answer (from one of my contacts) even if I don't know the answer off the top of my head.

I also ran this by my internal legal head who's sole job is to monitor, track, communicate with local government on issues of this exact type and he agreed that it is only a term of Small Business vs Big Corporate.
