Ever since getting into broker sales, I have just gotten a regular individual 1099.

As we become professional real estate investors we promote ourselves publicly as being professional real estate investors.

I wrote a BP blog discussing all the true costs of a flip and how to build your own calculator, but I don't think I'm allowed to post here (it would be viewed as self-promotion). 

So from 0-6 months, you can do delayed financing, after 6 months, you would just do a regular cash out refinance. 

This was happening on a fairly regular basis.
