Turn key is an option, and probably easier; however, were leaning more towards using the BRRRR method and David Green approach to investing from afar.

I don't consider this as a failure, I never said anything to these guys, as otherwise they will not do their cheap but quality work for me.

Quality insurance for the IRA is therefore a must. 

I would also recommend finding a specific strategy/method to your investing.

If so, what's the general quality of the tenant pool?

What methods are you using to keep it peaceful without the clash of personality?

If you're just starting out, you'd be better off finding something with less rehab, in the best quality asset class you can afford, and make sure the deal still works with a PM company to manage it.

This is going to sound like a shameless plug, but it is true that agents will bring you much higher quality tenants since they will be pre-screened. 

Focus on cash flow and on quality, don't buy junk, just because it's cheap.
