You would be surprised how many people sue their landlords  because of the 3, 4th, 5th, 6th, 7th, and 8 second hand smokers affect their health and anyone that touches the door knobs.

If anyone is thinking of joining message me and I can go over everything.They helped me start and get to where I am today.I see a lot of people complaining about how bad it is.

If people want to live off cash, that's fine.

The real agents/brokers have a license and would not jeopardize their license to make a quick buck like some of the people shooting you quick offers.  

Investigate government programs such as HUD, USDA, and FHA loans, select investment techniques such as house hacking, turnkey homes, or purchase and hold, and assess properties using tools such as Grants.gov, HUD.gov, and BiggerPockets.Good luck!

What do most people do in this situation?

I listed it on FB marketplace as a Long Term Rental while it was under contract just to get the feelers out, and I got a lot of responses from people who wondered if I'd take Section 8.The house is in an area with pockets of Section 8 housing.

My last post a while ago connected me with some great people who had some great advice and wanted to reach out again. 

I know of only a few people that own rentals as a secondary aspect of their primary business.
